It seems to me you have lost the earth bonding on your water, has anything changed with your water? like a new plastic water main? if the earth bonding goes the pipes tend to “float’ up to the neutral voltage, about 20 or 30 volts, enough if you are earthed to give you a zap like static from a car. If I had not escaped I would have come and fixed it for you!

  2. Chris ... And electrician showed up last night and found that the immersion heater was bad. He did not remove it to inspect it, but did some sort of quick electronic test. He then disconnected something to make sure no electric current running there. He said that the immersion heater for whatever reason, did not appear to be grounded, or else it should have blown a fuse. He questioned if everything here was actually grounded that needed it.

    So, as of right now we have no hot water. Things could be worse. He came here from a house that had a burst pipe. Asked what the cost could be of proper grounding he said he couldn’t tell without starting the job as didn;t know what he’d find. Something like that anyway.

    I have another source we will try, and maybe get heater fixed before the wekend. fingers crossed.  I think the immersion heater was replaced in 2005, so surprised it only lasted till now.
    Oh, to reply to your question about water main. Now this get a bit confusing. But will try.

    Our main water supply from the road is an old lead pipe laid down in 1920’s.  Unfortunately,
    when these places were built, they did pretty much as they pleased and there wasn’t any planning as we know it. So, our main water supply runs directly across and about 12 inches the new property next door. Runs across the entire property, under what is becoming their driveway, and reappears (a bit above ground for now) on the other side of the driveway and just before it enters the connection to our house.  Due to construction as well as the demolition of the old house that used to be there, our pipe was unearthed and exposed. And broken.  So ... the construction folks fixed the “broken section” with newer piping which of course was joined onto the old, rusting and decaying pipe which has been there since 1924. That newer section is not metal of course.
    And that’s where we are at the moment.
