If at first you don’t succeed.....
Just got out small claims court myself. Seems that my former landlord held onto some cash that belonged to the wife and I. The judge grinned from ear to ear when he heard our case. While I haven’t heard what the award is I suspect that my former landlord will have learned an important lesson:
When someone says that they want to negotiate a fair settlement that you don’t ignore either their letters or phone calls if you stand to lose $$$$. Also, you should know the law before starting any business even if all you are doing is renting out a house. Minnesota has a very readable landlord/tennant handbook detailing what rights and obligations each party has.
